9.1.2022KENNEWICK PLANNING COMMISSION NOTICE OF PUBLIC HEARING
September 19, 2022 at 6:30 p.m.

The Kennewick Planning Commission will hold a Public Hearing on Monday, September 19, 2022, at 6:30 pm or as soon as possible thereafter, to receive public comment/testimony on the below Comprehensive Plan Amendment. Staff will be presenting analysis and the Planning Commission will make a recommendation to City Council on the item.

The public hearing will be conducted in a hybrid setting which will allow interested parties to participate in person or virtually.  In-person speakers will sign up by filling out a short form when they arrive, Please arrive 5 to 10 minutes before the meeting starts at 6:30. Project# CPA-2022-0005 – To change the land use designation of 4.31 acres from Low Density Residential to High Density Residential and change 33.93 acres from Low Density Residential to Medium Density Residential. The proposal is located at 2701 and 2711 S Sherman Street. See site map here.

The City announced a new proposal for the Land Use Designation of about 40 acres on Thompson Hill adjacent to Panoramic Heights. This land is on the top of Thompson Hill, and the upper north and south slopes (starting south of 26th Avenue). This is NOT about the land west of 25th and 26th Avenues which was previously approved for up to 36 Low Density Residential homes, called the Citadel Estates development.
 
This new proposal would change the existing Land Use Designation of Low Density Residential to High Density Residential for the top 4.3 acres, and to Medium Density Residential for the 35.5 acres on the upper north and south slopes. 
Currently, up to a maximum of about 159 single-family homes could be built on these 40 acres, with subsequent approvals. Instead, this proposal would allow up to a maximum of about 576 housing units of any type, including multi-family buildings. This would increase the potential future housing on this part of Thompson Hill by a factor of 3.6. Also, this proposal would allow a hotel on the top of Thompson Hill.
 

If approved, this proposal would have significant negative impacts on surrounding neighborhoods, including Panoramic Heights.

ALL RESPONSE LETTERs TO THE CITY SHOULD BE SENT BY SEPTEMBER 15th. 
 
Written public comments will be accepted up to the public hearing, which is tentatively scheduled for September 19th at 6:30 PM.  You should also consider speaking at the public hearing.
